As a Realtor you can boost your business by Engaging on Instagram and connecting with Your Target audience

In its 2015 overview - the latest year for which data is available - the Pew Research Center found that 26% of online adults use Instagram. Pictures, not text, are emerging as the real force in social media.

The National Association of Realtors recently reported that millennials now make up almost a third of all home buyers. Given this data, it's no question that, as a Realtor, you have a lot to gain from a presence on Instagram, and you should incorporate into your real estate marketing efforts. 

Instagram for Realtors can be a powerful tool, these are our tips for making it work for you:

Millennial preferences

Millennials are clearly a strong market now that they've started gearing up to buy homes. Most of them start looking for a house the same way they do everything else - by using the power of the internet.

Millennials are looking for quick, easy-to-digest information about homes in each area, including what they'd actually pay, what the neighborhoods are like, and what the homes themselves actually look like.

 

Fortunately, the use of Instagram for Realtor doesn't change the basic idea of what you're doing - showing the right house, at the right price, when buyers are interested.

 

Using Instagram for marketing homes

Instagram is great because it is primarily a visual platform - and the best way to sell houses is to help buyers imagine what it would be like to live in a particular home.

The best way to do that is to use Instagram's visual nature to the fullest. Take the time to really create the best photographs you can, taking into account subjects like lighting and color schemes. If the photo doesn't make you go 'wow, this is great', then it's not good enough.

photos of local hot spots, restaurants, attractions, artistic venues, and anything else that buyers may be interested in.

Note that Instagram can also be used to show pictures of a property that aren't in its MLS listing - this can be things like cool views of a pool, the view from the master bedroom, or a fully-stocked kitchen. Every property is unique, so as the Realtor, it's your job to figure out the best way to display it.

The Right Strategy

While I encourage you to jump in and get your toes wet with a few posts, eventually, you'll need to have a good marketing strategy if you want to get the most out of Instagram.

Think about the kinds of people who are most likely to move into a given neighborhood and base your marketing around that. Find out what tags they're using on posts, and more than anything else, interact with others.

Also, consider the needs and wants of your target market. Are they looking for good schools, nightlife, outdoor recreation? Figure out what your market is interested in and give them valuable information that relates to it. This is a great time to lead readers to your blog where you are sharing up-to-date and helpful information about your area, properties, and real estate expertise.

Instagram has a strong cultural emphasis on participation, so you can't just sit back, post pictures, and wait for customers to come. Instead, you should actively try to engage with the community. People may post questions seeking further information about a property or location - you need to be ready with an answer before they lose interest.

Instagram for Realtor means offering helpful commentary, adding pictures to your favorites, and generally coming across as fun instead of a business that's just trying to sell things.
